How much does a house cost per sq foot?

The houses we build for our clients fall between the $160 and $230 per sq foot range.

How long does it take to build a house?

A few factors play into the length of the build, a home build ranges between 8 to 10 months from the time we break ground.

Do I need to apply for building permits?

You can, or our Project Development team can take care of that in-house.

How do I get financing to build my house?

If you are in need of a lender; we have several partner lenders we work with. They will guide you through the process.

How does a construction loan work?

The details vary a little between lenders, but a lot of the details are the same or similar. You would start the application with the lender and they will walk you through the process. Most construction loans and rehab loans are a one-time close. Meaning you lock in your rate up front. Once the loan is finalized and funded, we break ground and the bank pays us directly each month, based on the work completed. Once the project is completed, the bank will verify completion and convert the loan into a 30 year mortgage.

How long does home builders warranty last?

A minimum of 1 year, with several items or components being covered much longer.

Do I need homeowner’s insurance during the build process?

It is a good idea to have a policy during the build. Most insurance providers call it a “Course of Construction” policy. It would cover losses incurred to the home owner/property owner, that a builders general liability policy doesn’t cover.
